We get asked this on almost every site visit. Usually it comes up somewhere between the gate and the clubhouse foundation: “Why here? Why not Kanakapura Road, or somewhere near the airport?”
It’s a fair question. If you’ve been looking at farmland in Bangalore for a while, you’ve probably seen the same brochures we have, Doddaballapur, Devanahalli, Chikkaballapur, and Kanakapura. All good areas once. But they’ve been marketed so hard for so long that most of the upside is already priced in, and the “green countryside” in the photos is slowly turning into layouts and warehouses.
So before we committed to the 13 acres at Nirmalvadi, Shoolagiri (Krishnagiri district, Tamil Nadu 635121), we spent a lot of time on the road, comparing. This is what tipped it.
An Easy Drive Away, Every Saturday Morning

Mount Quintaa is on the Nallur–Chinnakothur Road, a short drive from Shoolagiri town and NH-44. If you’ve driven from Bengaluru to Krishnagiri, you know that road. It’s wide, it’s well kept, and it moves. Once you’re past the Attibele and Hosur traffic, the drive is easy.
We cared about that more than you’d think. A farm plot you can’t be bothered to drive to on a Saturday morning isn’t a getaway, it’s a chore. Here the highway does most of the work, and the last stretch is short.
Be Early to Shoolagiri, Not Late!

Anyone who has watched Hosur over the last five years has seen it fill up. Industry needs space, and the space is now further south along NH-44, in Shoolagiri.
A few things convinced us:
SIPCOT Shoolagiri is Hosur’s third SIPCOT estate. Companies like Schaeffler, Syrma SGS, Brakes India, Craftsman Automation, Varroc, LOHUM and Rico have units or land there.
The SIPCOT Future Mobility Park in Shoolagiri was opened by Chief Minister M.K. Stalin at the TN Rising investment conclave in Hosur in September 2025. By then, it had allotted land to 22 companies, with about ₹2,730 crore committed and roughly 6,700 people employed.
Then there’s Tata Electronics in Hosur, which has become the main iPhone assembly hub in India. Mostly because of that campus, Tata Electronics went from around 15,000 employees in 2023 to about 75,000 in 2026.
That’s a lot of people who will need homes, schools, hospitals, and somewhere to unwind at the weekend. Land near where those jobs are created tends to hold its value over time. We’d rather be early to that than late.
Upcoming Future Projects That Raise the Land Price

Every farmland brochure in South India seems to mention an airport. We’d rather tell you where things actually stand.
The Hosur airport. In 2025 the Tamil Nadu government picked a site of about 2,300 acres in Shoolagiri taluk, between Berigai and Bagalur, sized for up to 30 million passengers a year. In January 2026 the Defence Ministry turned down airspace clearance, because HAL uses that airspace for flight testing. TIDCO, the state agency in charge, says it will send back a revised plan. So the airport is not a done deal. What is true is that the state wants it in this taluk and is still pushing for it.
Metro to Hosur. Chennai Metro Rail has done a feasibility study for a line of roughly 23 km with 12 stations from Bommasandra in Bengaluru to Hosur. Karnataka is also planning its own Yellow Line extension to Attibele. Neither one is under construction yet. Still, both states are now planning transit in this direction, and that wasn’t the case a few years ago.
STRR. The ₹17,000-crore Satellite Town Ring Road is being built around Bengaluru in stages, and it’s designed to connect to Hosur. When it’s done, heavy traffic will no longer have to go through the city.
Hospitals. The foundation stone for the Hosur Government District Headquarters Hospital, a ₹100-crore building with 419 beds over six floors, was laid in January 2024, mainly because the industrial population has grown so quickly.
None of this needs to happen tomorrow for Mount Quintaa to make sense. But it does tell you which way the region is heading.
Perks You’ll Be Getting For Choosing This Farmland in Bangalore

This was a big one for families. Nobody wants to be an hour from a doctor.
The Government Hospital in Shoolagiri is about 17 km away, and Sri Saravana Hospital is about 18 km. For specialist care, Surya Multispeciality and Kauvery Hospital are both under an hour’s drive. There are good schools in the area too, including Nalanda International, Advaith International Academy, St. Mary’s (ICSE) and Green Valley Matric (CBSE).
For food, The Hayloft Kitchen is only 9 km away. McDonald’s, CCD, KFC, Saravana Bhavan, and a Starbucks are all within about 25 km. Inside the project there’s a small supermarket as well, so you won’t have to leave for milk and bread.
Within A Couple of Years: How MQ Might Become the Goldmine For Investors
The numbers above are why Mount Quintaa makes sense as an investment. This part is why people actually come back.
Around Shoolagiri the country opens up. There are hills, reservoirs and quiet roads, and the weather isn’t far off Bengaluru’s. The Shoolagiri–Chinnar Reservoir is about 20 minutes away, and it’s lovely early in the morning. Avathanapatti Lake, Kelavarapalli Dam and Krishnagiri Dam Park are all close enough for an afternoon trip. If you want something more active, Krishnagiri Fort and Rayakottai Fort are good half-day climbs. Thali, which locals call “Little England”, is about an hour away on the edge of the Cauvery South Wildlife Sanctuary, and it’s worth the drive just for the views.
At Mount Quintaa itself, we kept the weekend in mind from the start. There’s a clubhouse with rooms so you can stay over, a pool, a natural pond, a fragrance garden, a gazebo, a turf, and a play area for the kids. Some owners will come for a quiet Sunday. Others will bring twenty people for a birthday. Both work here.
So Why Not Something Closer to the City?
We did look closer. The problem was always some mix of these three:
- You pay for growth that has already happened. In the established belts, the price already includes most of the appreciation.
- The plots get smaller. At the rates on those belts, a 10,000 sq. ft. plot with proper amenities is out of reach for most first-time buyers.
- The nature is disappearing. Every year there are more layouts, more logistics parks, and more traffic.
Shoolagiri flipped all three. Bengaluru is a straight run down NH-44, the industrial and infrastructure pipeline is still filling up, and the countryside is still countryside. For us, that combination was hard to find anywhere else.
